GULF COAST FLORIDA PROPERTIES is always an intermediary between the tenant and the owner. GULF COAST FLORIDA PROPERTIES (further as GCFP) conducts all negotiations and prepares documents and the lease agreement, but the lease agreement is valid only if it is signed by the owner and the tenant.

 

Reservation and Payment
For a reservation made more than 3 months before scheduled arrival is deposit 30% of the total amount.
Final payment is due 60 days before the arrival date and should be paid via credit card on the websites of GCFP, or with the check on the address of GCFP unless otherwise agreed.
Each guest has to sign a Lease Agreement, which is needed for Association information. Guest will be asked for the home address and names of all family members who will come with. (full stay person only, no visitors).
The guest who made the reservation must be 25 years of age or older and must pay with a credit card or check in his/her name.
For a reservation made low than 2 months before scheduled arrival is required full payment. All reservations must be booked 15 days before arriving.

 

Security deposit
All clients will be asked for a security deposit. The amount varies according to the type of property, $500-2,000. The security deposit will be used for repair of damages upon the expiration or termination of this Lease, or other reasonable damages resulting from a default by the Tenant. Tenant shall be liable to Landlord for all damages to the leased premises upon the termination of this Lease, ordinary wear and tear excepted.

Check-in/Check-out Instruction
Check-in time: 4 pm or later
Check-out: 10 am or earlier

A different time is possible by prior arrangements with the property manager. Early check-ins or late checkouts can be requested for an additional charge.

Check-in: Each guest will be asked for a meeting time with a GCFP representative. Representative hands him the keys/codes from the property and shows the property, or answers all the questions. Inspection after arriving: The tenant must notify the property manager of GCFP (Simona Tmej – 941.350.7661 or by email at gulfcoastfloridaproperties@gmail.com) within twelve (12) hours of arrival if are in a property with some damages or property is in bad condition. The guest is responsible for the cost of any damages sustained to the property, décor, or its contents during the stay; this includes the moving of items to another property, breakages, and any excessive cleaning charges. Smoking is not permitted on the property, and any failure to adhere to this will result in a minimum $500.00 penalty charge.

Check-out: The tenant should leave the property in good condition.

Cancellation Policy 50% refund for cancellations more than 30 days before check-in date with a nonrefundable $50.00 administrative fee. 100% refund for cancellations more than 60 days before check-in date non-refundable $50.00 administrative fee.

All our properties have folders with all information about the property.

 

Smoking
All our properties are strictly non-smoking in the property. Failure to comply with this will result in the eviction of the guest from the property, without recompense or refund. The minimum fine for smoking is $500. If you do wish to smoke please use the place outside the home, like a balcony or patio with strictly closed doors or windows.

 

Pets
Some properties are allowed pets. We charge a $ 150 pet fee. Maximum is two small pets in one property.

 

Pools
Pools are used at the guests’ own risk. Guests under 18 years of age must be accompanied to the pools. All pools have safety fences, ask for installation if you have small kids. Pool heating is available, price $100/week (payment after arriving cash or check).

 

Golf/Social Membership
Golf membership or social membership is available. Each complex has its own rules – ask the property manager.

 

The owner prefers full month rent during the season (January – March).

The baby bed and chair are available – on request.
