Payment Schedule

  • 500 GBP + 22% VAT–  takes the apartment off the market
  • 15 000 PLN– deposit which holds the property until 31 March 2007
  • Other installments paid equally spaced within the construction period agreed individually with the developer

Repayment Analysis: Assessment based on borrower’s confirmed income.

Legal Conveyance 
Normally lawyers are not used in Poland in residential property transactions. Notary Publics oversee all aspects of the purchase agreements. However, since many of our buyers are based in the UK or Ireland, and would like to have an English speaking lawyer safeguarding their interests.

Purchase Costs and Taxes
We provide our clients with the detailed total price calculator which allows to work out the total price for the apartment of your choice. The cost usually involves:
-          Legal Conveyance
For each apartment purchased, the conveyance fee is approximately 1700 PLZ + VAT.
-          Notary Fee
Depending on the unit, the notary fee may differ from 1800 up to 4500 PLN+ VAT.
-          Court Fees
Court fees are approximately PLN 460 per unit
-          Cost of finishing
      Depending on the size of the apartment and the chosen standard
-          Cost of mortgage if applicable
Varying between the banks usually approximately 2%
-          Electricity connection if applicable
-          Cost of sworn translator

Buying procedure:
To buy one or more of these apartments is very a straight forward process. Here is how it works!
  1. Choose the apartment you wish to reserve and contact gcfproperties enquiries@gcf-ltd.com or Telephone 0845 390 1250 
  2. We will liaise with the developer and yourself to reserve the apartment for you
  3. We will then forward you a copy of the pre-purchase agreement and receipt for your reservation payment.
  4. You will then need to send us a copy of your passport and a copy of a utility bill for identification purposes
  5. The developers on receipt of your pre purchase agreement and required proof of identity and passport will process the purchase agreement
  6. These will then be returned to you after processing.
  7. You will need to complete the agreement and post back to the Polish office along with any further stage payments if required.
                    
NOTE: It is very important that you sort your finances before you reserve an apartment. Reservations are usually valid just for 5 days and if you don’t pay immediately after you receive your agreement you may lose your reservation or holding deposit.
