BUILD STANDARDS
Of course we will build to the highest standards as you would expect from a Midas development. Below are some pictures illustrating the quality of our Sunset development in Bodrum. You are invited to visit Sunset and see the quality for yourself. This is the same standard to which we will build your Villa or Apartment to at Peninsula Village but at Peninsula Village we will build in a more Spanish style. Some properties will have vaulted ceilings and all will have large Sun roof terraces. Despite the fact that you are paying a low price does not mean that you will not still receive our very high standard of build, you will.

LOCATION DETAILS

The Peninsula Village site offers the best of all worlds, as you have seen from the various pictures shown previously. The site slopes gently upwards, ensuring all Apartments and Villas have unobstructed sea views.

There is a very nice bay with natural beach. This will be upgraded to a white sand beach for sunbathing and for the children to play in. The bay provides safe shallow sea water areas for those young and old wanting to paddle or relax in shallow waters.

There will be both swimming and boating pontoons. The swimming pontoons are very popular and allow you to walk in and out of the sea by means of a staircase into the sea.

LOCATION ADVANTAGES

This whole area around the bay has recently been zoned for development. The government has recently committed considerable money to improving the roads and infrastructure in this area, including building a new International Airport at Izmir. Without doubt it is destined to become one of the areas that will rapidly expand over the next few years. In 5 years time the whole area will have been transformed and if Bodrum is anything to go by property prices will probably have doubled or trebled. Now is undoubtedly the time to buy.

However for now there are the immediate benefits of low levels of traffic, and really low prices in restaurants. In the local village of Mordogan just 10 minutes from Peninsula Village there are many restaurants offering really nice food, for just £4 per head. You can enjoy freshly caught fish at one of the waterside restaurants as shown in the pictures below. As Mordogan is a true working fishing village you can be sure the fish is fresh the day you eat it. Currently locals out number tourists, this will continue, but in a few years time when tourists start to out number locals then the restaurants will inevitably start increasing their prices. The upside to this is that your property will have dramatically increased in value.

Mordogan has some very nice waters edge restaurants, beaches and secluded coves as can be seen below. It also has a large supermarket and many useful shops.

Cesme is just 35 minutes drive from Peninsula Village and you will find everything you will ever need there. Cesme is a world famous resort as can been seen from the pictures below and offers everything you would expect in such a resort. It boasts many high quality restaurants and bars, numerous shops, supermarkets and shopping arcades, and lots of nightlife for the young or young at heart.

GOOD RENTAL & EQUITY GROWTH

The areas of Cesme and now Mordogan have long been popular with a very broad European clientele and this is very positive for rental demand and property prices in the future, your onward sale and rental market is not limited to just the English and Irish markets as is the case in certain more established areas of Turkey such as Bodrum or Altinkum.

As mentioned previously the Turkish government has recently invested considerable sums of money in roads and infrastructure in and around the areas of Izmir, Cesme and Mordogan. The road (well a motorway actually) from the NEW International Airport is brand new and very smooth and fast, probably one of the best roads in Turkey. The new International Airport has been developed to meet increasing flights from the UK, Ireland and other European countries who are eager to fly more regularly into Izmir.

Our policy is to first of all present our very popular pre-release offers to our existing and loyal buyers, after which there is normally a limited number of highly discounted Villas and Apartments available for general release.

  • 50% Cash-Back. You pay 100% upfront to The International Law Partnership LLP ('ILP') formerly John Howell & Co., London Solicitors, they hold your funds in escrow under law society rules until Midas PLC provides them with security equating to 100% of your upfront payment. You then take delivery of your Villa or Apartment during July 2007 retain 50% security on your behalf. After 2 years from the date we originally received your funds receive 50% of purchase price as a CASH BACK.

  • 10% P.A. Rental Income. You pay 100% upfront to our Solicitors - The International Law Partnership LLP ('ILP') formerly John Howell & Co., London. ILP will hold your funds in Escrow under law society rules until Midas PLC provides them with security equating to 100% of your upfront payment. When you take delivery of your Villa or Apartment during July 2007, ILP will release your security back to us and you then hand the property over to us as per a rental contract you will have signed at the time of purchase. A rental income equating to 10% per annum of your purchase price will then be paid monthly for 4 years by Midas PLC. You will have use of the property for 6 weeks each year (including two weeks in high season - July/August). However, you will still be responsible for site maintenance charges, property maintenance and insurance.

  • BUY/SELL. You pay 100% upfront to our Solicitors - The International Law Partnership LLP ('ILP') formerly John Howell & Co., London. ILP will hold your funds in Escrow under law society rules until Midas PLC provides them with security equating to 100% of your upfront payment. At the same time as you sign the Purchase Contract, Midas PLC will sign an Agreement to buy back your property after 12 months at 25% above the price you paid. The 25% will be paid to you from the moment of signing by way of four consecutive quarterly payments, each equal to 6.25% of your purchase price. You will have no maintenance or insurance liabilities. Midas will pay all necessary costs. At the end of the 12 month Agreement period Midas will pay you back your original purchase price and ILP will release your security to us. You will not be able to use the property nor will you make any equity gain but you will receive the stated 25% p.a.

  • 30% Instant DiscountsYou pay just 70% of the list price upfront (representing an instant 30% equity gain) to our Solicitors - The International Law Partnership LLP ('ILP') formerly John Howell & Co., London. ILP will hold your funds in Escrow under law society rules until Midas PLC provides them with security equating to 100% of your upfront payment. PHASED BUILD
We will build Peninsula Village in 2 phases. During the first phase which will be over 2 years, during the first year we will build the numerous leisure facilities as marked with an * on the list above and 100 mixed Villas and Apartments ready for handover July 2007. The second year will see the completion of the remaining leisure facilities and completion of a further 150 mixed Villas and Apartments scheduled for handover April 2008, the second phase will be the remaining 150 mixed Villas and Apartments scheduled for handover April 2009.

Should you wish to order a Villa or Apartment in the 2nd year of phase one (delivery April 2008) or the 2nd phase (delivery 2009) and yet still take advantage of our Pre-Release offers then you are welcome to do so. Furthermore, in order that you can still enjoy holidays and keep an eye on progress at Peninsula Village we will provide you with FREE comparable property for 6 weeks (2 high season).

You will still receive the security for advance payment, initially general security held by ILP in Escrow. When we have built a similar property to the one you have ordered we will use this to provide you with security by way of a charge over this property. Then finally when we have built your specific property you will take delivery and release the charge on the alternative property.

To ensure the least disturbance to you our clients, we will not undertake any noisy, heavy construction during May - September inc., we will progress with low noise construction such as tiling and painting.
